“Prairie Oaks” is a 68-acre parcel that is a rare offering in East Charlotte Co.. Why? This property has multiple options for development under the Charlotte Co. Agriculture zoning, which is a liberal, low-density zoning that offers a very wide range of land uses. The density is one home per ten acres. So, it is reasonable to assume that about 5-6 homes could be built upon the sixty-eight acres if that is your desire. The property in some parts is mostly forested in oaks, along with native pine and cabbage trees. The land can be farmed in multiple ways from raising livestock to a private hunting preserve or being developed for row crop production. AG buildings (pole barn or metal barn) are permitted on AG lands as a primary structure, unlike in residential areas, where a home must be built first. The Future Land Use plan supports the current zoning of Agriculture. One exceptionally good reason this property is a rare offering is the availability of electricity. Most rural properties in the area do not have electric service. The cost of providing electric service is expensive. The sixty-eight acres is 6/10ths. mile north of SR74 via a good private grass road (easement). The road is privately maintained by the owners along the road. Septic & well are required and the general elevation is around 50-60 feet above sea level. There are no deed restrictions, there is no survey nor an environmental survey for these parcels. Prospective buyers should consider obtaining a current environmental assessment of any lands to be purchased. Most of the area’s neighbors are all folks who love living here, have a good relationship with each other, and do almost anything for their community of friends. The only limitations upon the property are prescribed by the AG zoning, which permits residences, conservation, agriculture, recreation, and other uses consistent therewith. It is the purpose of the agricultural districts to provide areas for the establishment and/or continuation of agricultural operations, with residential uses being permitted only at exceptionally low densities, and to accommodate those individuals who understand and desire to live in an agricultural environment. New neighbors are discovering this area as a place to live away from the bustle of SW Florida. And lastly many do not know the fact that history flourished here as these are the same prairies of the Conquistadores, the artist Frederick Remington, cattleman Bones Mizell, & the treacherous Calusa Tribe of Ponce de Leon fame.
